What Happens After You Accept an Offer?

Accepting an offer is an exciting milestone, but it's not the end of the home-selling journey. Several important steps take place before ownership officially transfers to the buyer. Understanding the process can help ensure a smooth and successful closing.

📝 1. Sign the Purchase Agreement

Once you accept an offer, both parties sign a purchase agreement outlining the terms of the sale, including:

  • Purchase price

  • Earnest money deposit

  • Financing terms

  • Inspection and appraisal deadlines

  • Closing date

  • Items included in the sale

This agreement becomes the roadmap for the transaction.

đź’° 2. Buyer Deposits Earnest Money

The buyer typically submits an earnest money deposit to demonstrate they're serious about purchasing the home. The funds are usually held in an escrow account until closing and are applied toward the buyer's purchase costs.

🏠 3. Home Inspection

The buyer usually schedules a professional home inspection to evaluate the property's condition.

The inspection may identify:

  • Structural concerns

  • Roofing issues

  • Plumbing or electrical problems

  • HVAC performance

  • Safety concerns

Depending on the results, the buyer may request repairs, ask for a credit, negotiate the price, or proceed without changes.

📊 4. Home Appraisal

If the buyer is financing the purchase, the lender will typically require an appraisal to determine the home's market value.

  • If the appraisal meets or exceeds the purchase price, the transaction usually moves forward.

  • If the appraisal comes in lower than expected, the buyer and seller may renegotiate the price, increase the buyer's down payment, or challenge the appraisal if appropriate.

🏦 5. Mortgage Approval

The buyer's lender completes the underwriting process by verifying:

  • Income

  • Employment

  • Credit

  • Assets

  • Property details

Once approved, the lender issues final loan approval, often referred to as "clear to close."

đź“‘ 6. Complete Any Agreed-Upon Repairs

If repairs were negotiated after the inspection, complete them before closing and keep receipts or documentation if requested.

🚶 7. Final Walk-Through

Shortly before closing, the buyer conducts a final walk-through to confirm that:

  • Agreed repairs have been completed.

  • The home is in the expected condition.

  • Included appliances and fixtures remain in place.

  • No new damage has occurred since the inspection.

🔑 8. Closing Day

On closing day:

  • Final documents are signed.

  • Ownership is officially transferred.

  • The buyer's funds are distributed.

  • Mortgage balances and other closing costs are paid.

  • The seller receives the remaining proceeds.

  • The buyer receives the keys to their new home.
